January’s top sales in the Denver metro area featured a record in Polo Club, two large acreages in Douglas County, a home overlooking the Denver Country Club golf course and one sold by a former Broncos head coach.
Last month, the biggest deal was the $15 million sale of 556 S. Elizabeth St. in the Polo Club neighborhood.
The purchase on January 31 of a 12,00-square-foot home built in 1989, with four bedrooms and 11 bathrooms, is the second-highest price recorded for a single-family home in the city.
The $17.7 million sale of 9 Polo Club Lane and its 6.5 acres in 2022, which wasn’t recorded on the MLS, is Denver’s top sale historically. BusinessDen reported in August that the Walton family was behind Maroon Partners LLC, which purchased that home and an adjacent one.
HammerQ LLC bought the 4.3-acre Elizabeth Street property in December 2021 for $10.1 million. Wendy Lee of Kentwood Real Estate, representing the seller, told BusinessDen that the transaction was a land sale.
Cornichon LLC, represented in the property purchase by Josh Steck of Compass-Denver, was formed in November, according to the Colorado Secretary of State’s Office.

Details: Catalina Crunch CEO Douglas Behrens purchased this nearly 8,000-square-foot mansion near Castle Rock from seller Michael W. Evans for $30,000 more than its list price.
The home, constructed in 2000, sits on 35 acres and offers 180-degree views of the Rocky Mountains.
The property includes a fish-stock pond with a sandy beach and a cabana-style dock, walking trails, a barn and a separate workshop.
Behrens, who previously worked for Kind, Amplify Snack Brands and WhiteWave Foods, joined Catalina Crunch in January 2024. Catalina Crunch makes keto-friendly snack mixes, cereals and cookies.

Austin Mater owns LoneTree Energy, which offers land management services primarily in the energy sector.

Details: Former Broncos head coach Mike Shanahan and his wife Peggy sold this Denver home to commercial construction company executive Mauricio Ramos and his wife Rebeca.
After nearly a year of searching, the Ramos family bought the 6,500-square-foot home in Belcaro and Bonnie Brae for $250,000, less than the $4.9 million list price. They liked the home’s modern farmhouse design and the size of the lot, which includes a backyard and a three-car garage.
The Shanahans bought a home designed by architect Carlos Alvarez in November 2021, shortly after selling their Cherry Hills Village mansion for $15.7 million. At that time, it was the highest single-family home sale in the metro area. The Denver home served as a transition home while they built a new house in Cherry Hills Village.
Mike Shanahan, who retired from the NFL in 2013, was the Broncos’ head coach from 1995 to 2008 and led the team to two Super Bowl championships, in 1997 and 1998.
The Shanahan’s former mansion is no longer the priciest in Cherry Hills Village.
In August, Josh Kroenke, president of the Denver Nuggets basketball and Avalanche hockey teams, purchased a 12,000-square-foot mansion at 5 Cherry Hills Park Drive for $15.75 million, making it the most expensive on-market sale. However, former Broncos quarterback Russell Wilson’s off-market purchase of 10 Cherry Hills Park Drive for $25 million in April 2022 remains the metro area’s highest single-family home sale.

Details: Robert Krattinger, a former executive with Symbotic, a warehouse automation company, purchased this Denver home near Cherry Creek and Denver Country Club more than $1 million under its initial $5.8 million list price.
The seller, the Michael Keith Moore Trust, bought the home for $4.1 million on July 24, 2015.
The 5,200-square-foot home includes three bedrooms and three baths, a swimming pool and an elevator. The chef’s kitchen has a six-burner gas range and a built-in espresso maker. The second floor includes a primary suite with three closets and a laundry room. The lower level consists of a 300-bottle wine room, two bedrooms, two full baths and another laundry room.
