Three buildings, parking lot near Coors Field sell for $18M

Three buildings and a parking lot near Coors Field have changed hands for a combined $17.75 million.

LLCs associated with Fillmore Property Group, a subsidiary of San Francisco-based Fillmore Capital Partners, purchased the following parcels last week, according to public records:

2000 Blake St. – FB 2000 Blake Street LLC paid $4.4 million ($349.54 a square foot) for the 0.29-acre parking lot immediately across from the baseball stadium. It last sold in January 2014 for $2.5 million.

1937 Market St. – FB 1937 Market Street LLC paid $2.1 million for the single-story building, currently home to Cook Street School of Culinary Arts. It last sold in October 2012 for $1.73 million.

1949 Market St. – FB 1949 Market Street LLC paid $11.25 million for the buildings at 1941 and 1949 Market St., currently home to Tavern Downtown and Cowboy Lounge.

Executives with both Fillmore entities did not respond to a request for comment. Fortis Private Bank provided financing for the deal.

The properties were sold by LLCs affiliated with Tavern Hospitality Group, which owns Tavern Downtown and Cowboy Lounge, along with other restaurants in the Denver area.

Tavern Hospitality founder Frank Schultz did not respond to a request for comment, but told the Denver Business Journal that the deal involved just the real estate and that the restaurants would continue operating.

No redevelopment plans have been submitted to the city for the parking lot.
